Roofing in Estero for Tile Roofs and HOA Colour Approvals

Concrete tile in gated communities, re-roofed to the association's approved colours and the Florida code.

Estero, FL

Roofing in Estero is mostly concrete tile, on homes inside gated communities with their own rules about how a roof can look. A re-roof here has two approvals to clear, the association’s and the building department’s, and the first one is the one people tend to forget until a crew is already booked. We handle both, in that order, before a single tile comes off.

Getting the association’s approval

Most Estero communities have an architectural review board. Before you change a roof, even back to the look it has now, the board usually wants to see the tile profile, the colour and sometimes the manufacturer. Some communities keep an approved list; others review each request as it comes in.

What we put together for the submission:

  • The product name, profile and colour, with the manufacturer’s spec sheet
  • Physical samples, so the board sees the real colour rather than a printout
  • Photos of the current roof and a note of anything else changing, like flashing or vents
  • The expected start date, and how the crew will handle the gate and the driveway

Once the board signs off, we file for the permit. The job only goes on the calendar when both are in hand, so you never end up with a crew at the gate and a roof the board hasn’t seen.

Concrete tile, and what’s under it

Concrete tile often outlasts the underlayment beneath it, and the underlayment is what actually keeps the water out. On an older tile roof, leaks tend to start while the tiles still look perfect from the street. Our crew lead lifts tiles wherever the attic shows moisture, checks the underlayment and the deck, and photographs all of it.

If the underlayment has given out in one area, a roof repair replaces it there and resets the tile to its approved fastening. If it has given out across the roof, the better spend is a roof replacement: tile off, deck checked and re-nailed, new underlayment, then new tile in the colour the board approved. Either way, you see the photos before you see the price.

Working inside a gated community

Gated communities come with their own routines: contractor passes at the gate, set working hours, rules about where trucks and dumpsters may sit, and neighbors only a few yards away. We arrange gate access ahead of time, keep to the community’s hours and clear the driveway and the planting beds at the end of each day. The crew lead you met at the inspection runs the job, so there is one person to call with any question, from the first visit to the last tile. Our checklist for preparing for a roof replacement covers what to move and who to tell before the start date.

Storm season

Tile holds up to wind well, but hurricanes still crack and loosen tiles, mostly along ridges, hips and edges, and flying debris breaks plenty more. After a storm, book a hurricane damage inspection. We photograph every slope, cover any openings and write up what we found, including the parts of the roof that came through fine. For a claim, our insurance claim paperwork packet gives your insurer the photos, the report and an itemized price, and the claim itself stays between you and them.

Questions from Estero

  • Do I need HOA approval before you re-roof?

In most Estero communities, yes. The association's architectural review usually has to approve the tile profile and colour before work starts, and some keep a list of approved options. We prepare the submission with the product details and samples, and we don't schedule the job until it comes back approved.

  • Can you match the tile on my neighbor's roof?

Usually, if it's still made. Tile lines change over the years, so we check the current options against the community's approved list and bring samples, so you and the board can see them in daylight rather than on a screen.

  • Can I replace a few tiles without re-roofing?

Yes. Cracked or slipped tiles can be replaced on their own, and we check the underlayment under them while they're up. Matching older tile can take more than one try, and we show you the match before it goes on the roof.

Concrete tile re-roof in a gated community, colour approved by the HOA

Led by Sam, Estero

  1. FoundWorn underlayment, many cracked tiles and a tile colour the association no longer offered.
  2. FixedPrepared the association's approval package with an approved tile and colour, filed the permit once the board signed off, then re-roofed to the deck.
  3. ResultApproval came back without questions and the crew worked within the community's hours and parking rules.

The tile on this Estero home had been discontinued, so a patch job would never have matched. Sam put together the association's application with samples of an approved tile in an approved colour, and the permit only went in after the board signed off. The crew checked in at the gate each morning, kept the trailer where the community asked and cleaned the street at the end of each day.

Broken tiles replaced after a fallen palm, matched to the roof

Led by Jordan, Estero

  1. FoundA palm frond strike that broke a patch of tile and nicked the underlayment below.
  2. FixedPatched the underlayment, then replaced the broken tile; the first replacement batch was a shade off, so the crew held off and sourced a closer match.
  3. ResultA repair that blends with the rest of the roof, finished on the second visit.

A small job in Estero after a palm dropped a heavy frond in a squall. Jordan covered the opening the same afternoon and patched the underlayment. The first replacement tiles arrived visibly lighter than the roof, so the crew showed the owner before installing anything and came back with a better match a few days later.

They put together the HOA paperwork for our tile colour before the permit even went in. Approval came back without a single question.

Their report listed the slopes that were fine as well as the damaged ones. Our adjuster said it was the clearest roof report he'd seen that week.

They were upfront that they couldn't talk to our insurance company about money. What they did give us was photos, a report and a price that our public adjuster used as is.

After a storm

Had a big blow? Let us take a look

Wind breaks the seal on a shingle and cracks tile without leaving anything you can spot from the driveway. The next heavy rain finds the gap. A free check while the damage is new keeps it a small job.

  • Shingle or tile pieces on the lawn or the lanai
  • Granules piled up where the downspouts empty
  • A drip edge, vent or gutter knocked out of line
  • Damp insulation or a musty smell in the attic
  • A fresh brown ring on a ceiling
